Franklin Street, Tampa – Florida Trend | Movers

Philips Edison REIT Goes Shopping in GA

Philips Edison Grocery Center REIT II has purchased a 93,396-square-foot shopping center in Dacula, Ga. Mountain Crossing Associates sold the property for $13.8 million. Franklin Street’s John Tennant and Bryan Belk represented both parties in the transaction.

The Mountain Crossing retail center is located at 2700 Braselton Highway. The building is 97 percent occupied and anchored by Kroger. Other tenants include Great Clips, UPS, Wells Fargo and several restaurants. Georgia traffic officials announced a new highway interchange near the property, at the intersection of Interstate 85 and Gravel Springs Road.

Franklin Street has arranged the $13.9 million sale of Mountain Crossing, a 93,396-square-foot retail center in Dacula, roughly 25 miles northeast of downtown Atlanta. John Tennant and Bryan Belk of Franklin Street arranged the transaction on behalf of the buyer, Phillips Edison Grocery Center REIT II Inc., and the seller, Mountain Crossing Associates LLC. Kroger anchors the center, which was 97 percent leased at the time of sale to tenants including Great Clips, The UPS Store, Wells Fargo, a nail salon, cleaners and restaurants.

Atlanta – News & Notables – Monetha Cobb

ATLANTA—CREW Atlanta announced its board members for 2018, including Tina Renee McCall of Gemini Rosemont Commercial Real Estate as president. McCall has been a member of CREW since 2006 and has served on the board for three years as treasurer and president-elect. She was part of the 2010 Leadership Class and has been involved in several committees including the ACE and CREW Network committees. She was also a chair for the Awards and Sponsorship committees, and has participated in the mentoring program and UCREW. Franklin Street Retail Brokerage Team Expands

Franklin Street, a commercial real estate brokerage firm based out of Tampa, FL, boosted its retail brokerage team with the hiring of Jordan Stephens and Anthony Suarez

Stephens was hired as a leasing associate and will assist clients in marketing/advertising retail properties to tenants, as well as advising them in negotiating leases. The newly-named leasing associate will also conduct market analysis for the team. 

Previously, Stephens served as an associate for InterState Commercial Real Estate in New Jersey, specializing in retail landlord and tenant representation. He is currently a member of the International Council of Shopping Centers (ICSC) and graduated from Drexel University with a bachelor’s degree in business administration. 

As a new member of the Franklin Street retail investment advisory team, Suarez was brought on as an investment sales associate. He will specialize in retail properties along the Gulf Coast of Florida and throughout Tampa Bay. Suarez will also be responsible for the underwriting of disposition and acquisition opportunities and performing financial modeling. 

Like Stephens, Suarez is a member of ICSC. He is a graduate of Florida State University, where Suarez earned a bachelor’s degree in real estate.

Franklin Street has arranged the $13.87 million sale of Mountain Crossing, a 93,396-square-foot, Kroger-anchored shopping center located at 2700 Braselton Highway in Dacula, Georgia, approximately 25 miles northeast of downtown Atlanta. John Tennant and Bryan Belk of Franklin Street’s Atlanta office represented both the seller, Atlanta-based Mountain Crossing Associates, LLC, and the buyer, Phillips Edison Grocery Center REIT II, Inc.

The retail center is 97% occupied with a strong mix of tenants including Great Clips, UPS, Wells Fargo, a nail salon, cleaners, and restaurants. Georgia traffic officials announced plans to build a new highway interchange near Mountain Crossings at the intersection of Interstate 85 at Gravel Springs Road.

“RETAIL REITS CONTINUE TO ACQUIRE WELL-POSITIONED, GROCERY-ANCHORED CENTERS IN CORE MARKETS WITH GOOD FUNDAMENTALS,” SAID TENNANT, SENIOR DIRECTOR OF INVESTMENT SALES AT FRANKLIN STREET. “THE NEW INTERCHANGE OFF I-85 WILL GENERATE NEW TRAFFIC PATTERNS THAT WILL BENEFIT THE ASSET, FURTHER IMPROVING MOUNTAIN CROSSING’S POSITION IN THE MARKET.”

“Investors have shown particular interested in Atlanta suburbs chasing yield that is not found in the urban core of Atlanta,” said Belk, senior director of investment sales at Franklin Street. “Atlanta and its suburbs remain a popular moving destination due to its booming economy and low cost of living. Those factors, coupled with Mountain Crossing’s strong historical occupancy and strategic location, created a very attractive buying opportunity.”

SLX Atlanta to bring Apartments, Retail, Restaurant and Offices to Chamblee

SLX Atlanta, a new mixed-use development in Chamblee, has officially broken ground and is expected to deliver in January 2019. Franklin Street has been selected to lead the retail leasing for the project and will work with developer Del American to craft a unique tenant mix that caters to the specific wants, needs and tastes of the apartment residents as well as the surrounding community.
