Hodges Ward Elliott completes multi-year disposition of six-hotel Historic Inns of Savannah portfolio

SAVANNAH, Georgia —

Hodges Ward Elliott, the premier boutique hotel real estate capital markets advisor and a part of Franklin Street’s national platform, announced the successful completion of the sale of the Historic Inns of Savannah portfolio, a collection of six iconic hotels located throughout Savannah’s Historic District. The final transaction, the sale of The Marshall House, closed in June 2026, completing a multi-year disposition strategy for the portfolio. HWE represented the seller, HLC Hotels, in the transaction. 

“The outcome speaks to both the quality of the assets and the strength of investor demand for Savannah,” Pete Dannemiller, executive managing director, Hodges Ward Elliott, said. “Investor interest was high due to the quality of the assets in a historic location, and the opportunity for maximized returns.” 

Assembled and expertly maintained by HLC Hotels for more than 30 years, the hotels had never previously been offered for sale. Collectively, the six hotels comprised 175 guest rooms across some of Savannah’s most desirable locations, spanning the vibrant River Street waterfront to the tree-lined neighborhoods surrounding Forsyth Park. The portfolio included: 

  • Kehoe House
  • The Gastonian
  • Eliza Thompson House
  • East Bay Inn
  • Olde Harbour Inn
  • The Marshall House
