Ryan Derriman serves as Director with Franklin Street, specializing in Retail Investment Sales throughout the Southeast with a strong concentration in Florida. Mr. Derriman’s value is demonstrated by helping owners maximize proceeds with a detailed analysis of the property and marketing plan specifically tailored to each property and investor. Deal exposure is maximized through Franklin Street’s internal retail database with over 100,000 buyers and brokers across the country. Client-focused customer service delivers seamless transactions for various investors including institutions, developers and individuals, all while achieving top market pricing.
Previously, Mr. Derriman’s responsibilities included leasing and landlord representation, disposition and land transactions for clients throughout Tampa Bay and the west coast of Florida. In addition to these responsibilities, he also assisted developers with site selection for shopping center development and tenant representation assignments.
While earning his degree from Florida State University, Mr. Derriman worked for Benchmark Construction and Cornerstone Realty in Tallahassee.
As a Tampa Bay native, he is familiar with a variety of submarkets throughout Florida, understanding their history, growth patterns, and development. He a licensed Florida Real Estate Sales Associate.
Mr. Derriman is a member of the International Council of Shopping Centers (ICSC) and the Urban Land Institute (ULI).

Mr. Derriman has been recognized with Franklin Street’s Sales Achievement Award every year since 2015. He was honored as a 2013, 2015, 2017 and 2018 CoStar Power Broker – the company’s youngest agent to receive this honor. He also received CREW Tampa Bay’s Retail Lease Excellence Award in 2017.
