Saltwater Row planned for old Kmart site in Neptune Beach

A retail, entertainment and hotel development called Saltwater Row is planned for a former Kmart site along Atlantic Boulevard in Neptune Beach.

TriBridge Residential and TLM Realty Corp. announced the development Monday in a news release.

The development is east of the Neptune Beach Plaza anchored by Lucky’s Market near Third Street. 

It’s not the first concept for the site. Apartments previously proposed for the property met with neighborhood resistance.

 “Our goal is to transform a sluggish plaza into a dynamic shopping and entertainment destination with curated retail, restaurants and hotels, attracting locals and visitors alike,” said TriBridge Residential Principal of Development Katherine Mosley.

The development’s first phase is a two-story building with 30,000 square feet of retail on the ground floor with a 44-room boutique hotel above.

It will include public courtyards, tree-lined streets and parking. Construction is planned to begin in early 2020.

Plans for the second phase include a 150-room upscale hotel with a design to complement Saltwater Row’s architectural style.

The news release said Saltwater Row’s retail offerings are being “carefully curated and will complement the vibrant lifestyle experience available in the nearby Beaches Town Center including local chef-driven concepts, fitness activities, boutique stores and entertainment.”

Saltwater Row is being leased by Franklin Street Real Estate Services. The release said letters of intent and lease negotiations are underway with retailers including a brew pub, breakfast-focused cafe concept, lifestyle and yoga studio, gourmet doughnut shop and a local clothing boutique.
