Herrera, based in Miami, brings an extensive background in the private credit industry along with valuable relationships with national lenders
MIAMI (June 27, 2022) – Franklin Street has welcomed Javier Herrera, a lending expert with over a decade of experience in commercial real estate finance. Herrera, based in Franklin Street’s Miami office, joins as Senior Director of the firm’s Capital Advisory division, which provides comprehensive debt, equity and other financing solutions for commercial real estate investors, developers and occupiers nationwide.
Herrera brings extensive background in private lending with expertise in a wide variety of financing solutions. Additionally, Herrera will leverage his wide-ranging industry relationships to provide clients with Bank, Life Company, Agency, CMBS, and LP Equity funding solutions.

Throughout his career, some of Herrera’s most notable positions include Managing Director at IPKore Funding, the lending arm of IP Capital Partners, as well as Vice President of a South Florida-based private real estate fund, where he originated nearly $200 million in senior short-term bridge debt in less than two years. He has also served as Director of Business Development and Originations at Pensam Capital, where he was responsible for originating approximately $100 million in senior bridge debt and preferred equity investments.

Herrera attended the University of Tennessee on a baseball scholarship, where he was a freshman All-American, played for Team USA and was drafted by the Cleveland Indians. He spent several years as a professional athlete before beginning his career in finance. A Miami native, he has a bachelor’s degree in Political Science from Florida International University.
Herrera comes aboard during a period of significant growth for Franklin Street. 2021 was a record year for the firm as a whole, which achieved 50% revenue growth, and for the Capital Advisory division, which grew by 88% year over year.
