Franklin Street has arranged the sale of a single-tenant, triple net-ground leased Chili’s restaurant in Dawsonville, Ga., located about 40 miles northeast of downtown Atlanta. The Chili’s is a 4,500-square-foot freestanding building situated on an outparcel of the newly developed Dawson Crossroads, a 98,400-square-foot Publix and PetSmart anchored center. John Tennant and Bryan Belk of Franklin Street’s Atlanta office represented the seller, Atlanta-based Dawson Forest Developer, LLC, in the transaction. The buyer was Dancer & Derby, LLC/Howser Worldwide, LLC, of Alpharetta, Ga. The transaction totaled $1.95 million.
“We continue to see high demand from investors for these type of single-tenant, ground leased deals with strong credit tenants in solid real estate locations,” said Tennant, senior director of retail investment sales at Franklin Street. “The current market conditions helped us to receive multiple offers less than a month after listing the property.”
The Chili’s property is located at 60 Crossroads Boulevard on the corner of Highway 400 and across from Dawson Marketplace, a Kroger-anchored retail center. Dawsonville is a fast-growing suburb that is home to the North Georgia Premium Outlets, a major retail center that attracts more than 7.5 million visitors annually.
