More restaurants are coming to busy northern St. Johns County.

Developers of the third phase of Parkway Place at Durbin announced on Wednesday that construction would soon begin on the expansion of the retail center and that several store leases had been signed.

Among them are Ponte Vedra Beach-based Anejo Cocina Mexicana, which has four restaurants from Yulee to Daytona Beach; Jacksonville-based The Mini Bar Donuts & Coffee, with restaurants in Jacksonville Beach and Jacksonville’s Southside; Bubble tea chain Tsaocca Tea, with one Jacksonville-area restaurant and two others coming soon; and national chains Tijuana Flats and Planet Smoothie.

Groundbreaking on the roughly 15,700-square-foot retail center hasn’t been finalized for the development at Race Track Road and St. Johns Parkway, officials with Franklin Street and Corner Lot Development said in a news release.

Anejo Cocina Mexicana, The Mini Bar and Tijuana Flats each will have outdoor patio dining areas. And The Mini Bar and Planet Smoothie, which bookend the retail strip, each will have a drive-thru. Anejo is a freestanding building on the south end of the site.

About 3,800 square feet of contiguous in-line space remains available for lease at the shopping center at 1195 St. Johns Parkway.

Phase 3 will complement the overall retail growth in the Durbin Park commercial corridor, Ricky Ostrofsky, director of retail landlord services at Franklin Street, said in the news release.

“The growth of the area and its strategic location to I-95 provides tenants with a large customer base for these concepts. Customers can get everything from breakfast to lunch to dinner at Phase 3 of Parkway Place at Durbin,” Ostrofsky said.
