Franklin Street arranged the $1.5 million sale of the Regency-area building leased by Visionworks, a national chain of optical retail stores, at 9480 Arlington Expressway.

John Tennant and Bryan Belk of Franklin Street’s Atlanta office represented the seller, Thunder Phoenix LLC of Indianapolis, Indiana, in the marketing of the 6,750-square-foot store.

The buyer was Florida-based Galzion LLC, which Franklin Street said plans to hold the property for long-term investment.

Belk said the building is scheduled to be renovated, “which made ownership even more attractive for the investor.”

The city approved a permit Nov. 20 for Terry Adams Inc. to finish out the 6,675-square-foot building at a renovation cost of $186,000.

Galzion, with a Miami mailing address, paid $1.5 million for the property in a deed executed March 23 and recorded with the Duval County Clerk of Courts on April 4.
