Franklin Street secures buyer for self-storage development site in Jacksonville

Published By:

JACKSONVILLE, Florida — Today, Franklin Street announced that its Self-Storage team has secured a buyer for a 3.79-acre storage development site located at 13435 North Main Street in Jacksonville on behalf of Kaufman Lynn Construction. The property was sold to Miller Valentine Investments.

“This transaction was a win for both the buyer and seller,” David Perlleshi, senior director of self-storage investment sales for Franklin Street, said. “The site is located just north of downtown Jacksonville, an area that is in the top 20 of fastest growing metro areas in the country.

The site has entitlements in place and is a shovel-ready to build a Class A Facility featuring a two-story climate-controlled building with non-climate drive up and enclosed parking.

“I would like to commend Franklin Street for their dedication to selling our site,” Michael Kaufman, chief executive officer of Kaufman Lynn Construction, said. “They took the time to understand our needs and expertly navigated the complexities of the market, securing the perfect buyers for our site. Their communication was clear and timely throughout the entire process, and their guidance gave us confidence every step of the way. Thanks to their hard work, we achieved a result that exceeded our expectations. We couldn’t have asked for a better partner to handle this important transaction. I would wholeheartedly recommend the team at Franklin Street to anyone looking for trusted advisors who go above and beyond their duty as brokers.”

Plans call for 779 climate control units totaling 76,000 net rentable square feet, 109 non-climate units totaling 23,300 NRSF and 11 enclosed parking units totaling 6,160 NRSF. The site has a population of more than 67,000 within five miles and an average household income of $81,478 in the same radius.

“Despite challenges along the way, Franklin Street remained focused on our goals, facilitating open communication, offering expert guidance, and providing unwavering support,” Aaron Rowley, director of self-storage development for Miller Valentine Investments, said. “Their dedication ensured a successful closing, and we couldn’t be more pleased with the outcome. We highly recommend their team to anyone seeking trusted advisors in the self-storage industry.”

In addition to David Perlleshi, Frank DeSalvo and Shaun Mayberry worked on the deal for Franklin Street.
