Franklin Street Brings Bulla Gastrobar to South Tampa

Franklin Street, a full-service commercial real estate company, arranges a lease with popular Spanish-inspired tapas restaurant Bulla Gastrobar on behalf of the developer of mixed-use The Morrison in the heart of South Tampa.

The completed lease allows Miami-based Bulla to make its initial foray into the Tampa market with a 5,500-square-foot location, including a 1,800-square-foot rooftop bar. Located at 936 South Howard Ave., the development is in the city’s SoHo (South Howard Avenue) corridor. Franklin Street Senior Director Brian Bern and Director Ryan Derriman represented landlord Metis Property Group in the transaction. Steve Friedman of Strategic Retail Advisors represented the tenant.

Bulla is set to join fast-casual Mediterranean chain Zoe’s Kitchen as signature restaurant tenants at The Morrison, which is scheduled for completion during the first quarter of 2017. The project includes nearly 14,000 square feet of retail space, about 7,000 square feet of office space and 46 residential units. Zoe’s is occupying 2,800 square feet on the ground floor.

Franklin Street is in the midst of marketing the remaining three retail spaces available for lease at The Morrison. The project is located a half-mile from the open-air Hyde Park Village, which is known for high-end shopping, dining and entertainment offerings.
“This is a one-of-a-kind location in Tampa for Bulla,” said Bern. “The SoHo corridor and Hyde Park is one of Tampa’s hottest communities with fantastic demographics to support mixed-use developments. It is particularly attractive to many restaurants and boutique retailers.”

Franklin Street handles leasing and management for the entire Morrison development. Director of Office and Industrial Clay Wommack oversees office leasing at The Morrison. Vice President of Multifamily Chad Dewald oversees the residential component of the project.
