Franklin Street arranges sale of Shoppes at Brantley Hall

Off-market transaction highlights investor demand and limited retail inventory across Central Florida 

ORLANDO, Florida —

Franklin Street announced it has successfully arranged the sale of Shoppes at Brantley Hall, a 34,460-square-foot unanchored retail center located at 990 N. State Road 434 in Altamonte Springs, Florida. The property was sold by REC I/Brantley Hall LP to Last Mile Investments, which plans to continue operating the center as a first-class retail property, maintaining the asset’s strong tenant mix and stable performance.

“The sale of Shoppes at Brantley Hall demonstrates the continued demand for well-located, high-traffic retail centers across Central Florida—particularly along the SR 434 corridor in Altamonte Springs, one of Orlando’s most established core suburban markets,” Director of Investment Sales Tyler Hicks, Franklin Street, said. “Completed off-market, this transaction highlights the strong investor appetite for convenience-oriented retail centers with durable tenancy and prime visibility.”

Built in 1989, Shoppes at Brantley Hall is currently 97% occupied and features a diverse tenant mix including Pet Supplies Plus, Orlando Health, and Edward Jones. The property benefits from strong visibility and traffic counts along State Road 434 and serves a dense trade area supported by nearby schools such as Lake Brantley High School with 2,815 students and Forest City Elementary School with 793 students.

“There is limited supply in the market, but we were able to align a buyer we’ve partnered with before with a well-positioned retail asset in a mature Orlando submarket that offers consistent tenant performance and proximity to major employment and residential nodes,” Hicks said.

Last Mile investments previously worked with Hicks in July 2025, and this transaction demonstrates the importance of working with brokers with the ability to source and execute off-market investment opportunities in a supply-constrained environment—an area where Franklin Street excels. Senior Director of Retail at Franklin Street Zack McNamara worked with Hicks and represented the buyer in the transaction. McNamara will also manage leasing the center for Last Mile Investments moving forward.
