A Pilates studio and a new concept from a Tampa entrepreneur have committed to ground-floor retail space in The Morrison, a mixed-use development under construction in South Tampa’s SoHo neighborhood.
The Morrison, at 936 S. Howard Ave., will be home to the region’s second Club Pilates studio as well as the third location of the Blind Tiger Cafe — one that will be open for happy hours and dinner, serving food, wine and cold-pressed juices alongside its coffee menu.
With the new leases, The Morrison’s 13,890 square feet of retail space will be 100 percent occupied when the building opens this fall, according to Franklin Street, the Tampa real estate firm that’s been marketing the space since 2015. The property also includes 46 residential units and 6,950 square feet of office space.
Zoe’s Kitchen, a fast-casual Mediterranean restaurant, will make its Tampa Bay debut in The Morrison, as will Bulla Gastrobar, a Spanish-inspired tapas bar. Bulla’s space includes an 1,800-square-foot rooftop bar.
The Morrison is one of the most in-demand retail corridors in the Tampa Bay region and will be completed at a time when very little new space has been built — despite years of pent-up demand. Tampa Bay Lightning owner Jeff Vinik is an investor in the project. Franklin Street’s Brian Bern and Ryan Derriman represented the ownership group in the transaction; Clay Wommack, also of Franklin Street, is leasing the building’s office space.
There is so much demand for retail space that the ownership group had its choice of “dozens” of tenants, Derriman said in a statement.
“Since Franklin Street was engaged by the owner at the end of 2015, we have generated a huge amount of interest from top quality retailers,” Derriman said. “The Morrison stands out because of its ideal location and attractive demographics within the SoHo district – making it one of the best retail offerings in the region. We identified and presented dozens of potential retailers to our client, which gave them the opportunity to hand-pick each tenant and enhance their ability to add value to the property.”
