Retailers — at least, occupiers of retail space — are actively seeking out locations in Pasco County, said Brian Bern, senior director with Franklin Street in Tampa. Bern and his team specialize in retail leasing.
Traditional retailers like soft goods are actually the smallest category of Bern’s portfolio; restaurants, fitness, health and beauty and wellness concepts and service-based shops, like dry cleaners and haircut places, make up the majority of the tenants he and his team work with.
That’s not an anomaly: In 2019, more than 50 percent of users of retail space aren’t traditional retailers, Berman said.
“From a dentist to a chiropractor to nail salon, hair salon, restaurant, Pilates — these are all these things you cannot do online or are difficult to do online,” he said.
Berman and Bern agree: The pace of retail construction is in line with demand from tenants who want to be in Pasco County.
“Most is build to suit, not speculative,” Berman points out.
“I think they’re building to scale,” Bern said. “I think it is just on target.”
