“The process of building a genuine relationship begins far in advance of a pending lease expiration.  Gaining trust and operating as a true partner takes time.  I plan on being in the business for many years and have no intentions of pressing for short-term gains.  Ideally, we start work on an office tenant’s requirement 12-18 months prior to the end of their existing lease obligation.  This applies for a relocation, renewal, expansion, or contraction.  


A critical component of my job is to create leverage and devise a detailed plan to secure optimal deal terms.  And having sufficient time to prepare in advance helps tremendously. Although as client business needs change, I am often not afforded the luxury of time.
