Professional Experience

Carrie Smith specializes in retail tenant and landlord representation, assisting in the expansion of local, regional, and national retailers and overseeing a portfolio of more than 4 million square feet in retail space throughout North Florida. She has represented a variety of national and regional clients including Panda Express, Jimmy Johns, Dollar Tree, Great Clips, Save a Lot, First Watch, Newk’s, Kimco Realty, Kite Realty Group, and Equity One. 

Joining Franklin Street in 2010, Mrs. Smith served as the Regional Managing Partner handling the growth of the Jacksonville office and playing a key role in the recruitment of agents and personnel. Since the opening of the office, she has helped grow the office from a team of two to a team of ten offering services in leasing, investment sales, and management in the retail, multifamily, office, and industrial sectors. Today, Mrs. Smith serves as a Senior Vice President of Retail Leasing and Tenant Services, where she is responsible for overseeing the direction of the division and its agents, while also supporting business development efforts across all Franklin Street offices.

Mrs. Smith is a member of the International Council of Shopping Centers, serving on the Next Generation Committee for four years, the North Florida Idea Exchange Committee for five years, and as the 2013 Program Committee Chair. She has won several Franklin Street awards including the company’s highly-regarded Franklin Street Award in 2015, the Sales Achievement Award eight years in a row, the 2012 and 2014 Leadership Award, and the Top Earner Award from 2011-2018.

Mrs. Smith contributes her expertise to several publications and was recognized in 2014 as a Woman of Influence by Real Estate Forum as well as the Jacksonville Business Journal. She was also recognized in 2012 as a Jacksonville Business Journal top 40 Under 40 professional. The Jacksonville Junior Chamber (Jaycees) presented its 2017 Economic Achievement Award to Mrs. Smith as part of the organization’s annual Jacksonville Outstanding Young Professionals Awards. 

Mrs. Smith graduated from Florida State University with a degree in International Affairs.
