Building Engineer

Job Description

Franklin Street is currently seeking a Building Engineer to join our Property Management Team in Tampa, FL.

The ideal candidate must possess a minimum of 3 years of work experience in commercial HVAC service and repairs role. Must have a GED or high school diploma. Universal CFC Certification is required. General knowledge of building codes and laws is required. Ability to use computers and computer programs such as Microsoft Office is required. Ability to operate standard maintenance equipment is required. Must have and maintain a valid driver’s license.

Essential Functions:

  • The Building Engineer performs all maintenance activities of the building(s) including repairs, preventative maintenance, in a timely manner and according to company policies and procedures.
  • Building Engineers are responsible for the safe and efficient operation of all systems of the facility under their control.
  • Safely operate the facility in accordance with all government and regulatory requirements.
  • They perform daily building rounds of equipment areas, reading meters and gauges and listening to machinery and adjusting controls and document readings on equipment logs.
  • Building Engineers must write detailed reports and logs of repairs, installations, test results, instrument readings and any preventive maintenance work they have performed.
  • Perform maintenance and monitoring repairs to the HVAC, mechanical, electrical, plumbing, building automation systems, card access systems, door and gates systems, building envelope systems, grounds and parking lots, interior finish systems, lighting systems, fire/life/safety systems, and various other repairs and maintenance tasks associated with operation of a commercial property to keep building systems up to applicable standards.
  • Identify energy savings opportunities at facilities including system and operational changes that can decrease the property’s energy consumption.
  • Maintains a clean and orderly equipment rooms, work areas and maintenance shops at optimum levels in adherence with company guidelines. Maintain a clean and safe workplace.
  • Must comply departmental policies for safe storage, usage, and disposal of hazardous materials.
  • Respond to tenant inquiries in a timely and professional manner.
  • Must be available and willing to answer 24-hour maintenance emergency calls.
  • Must be available to work Emergency and Scheduled Overtime when requested.
  • Adheres to and complies with company safety policies, procedures, and practices. Wears personal protective equipment (PPE) as directed.
  • Participates in safety training and completion of hazardous equipment safety checklist along with daily productivity meetings with the Senior Chief Engineer and/or Senior Area Director.
  • Maintains regular and consistent attendance and punctuality.
  • Candidate must be willing to work in a multi-skilled team environment.
  • Participate in incident investigations.
  • Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings.
  • Demonstrate aptitude for and/or have practical experience with thermodynamic, electrical, and/or mechanical systems, as well as computer-controlled equipment.
  • Working knowledge of computer applications including Microsoft WORD and Excel programs.
  • Other duties as assigned.

Knowledge, Skills and Abilities:

  • Ability to take direction but work independently.
  • Ability to communicate clearly and professionally in English at a fluent level in both written and verbal form with tenants, co-workers, and vendors.
  • General knowledge of building codes and laws applicable to the asset. (electrical, plumbing, swimming pools)
  • Ability to effectively use computers and computer programs (including use of Microsoft Office Suite), skill in use of the internet to navigate to and use web-based applications, and ability to use handheld electronic devices.
  • Possess excellent communications skills, both written and verbal.
  • Has knowledge of pertinent laws and EPA and OSHA regulations governing proper use, storage, and management of hazardous materials, including solvents, flammables, caustics, etc.
  • Ability to work outdoors and/or without air conditioning for extended periods of time within reason.
  • Ability to operate standard maintenance equipment in a proper and safe manner including but not limited to:
  1. General hand tools
  2. Appliance Dolly
  3. HVAC gauges and cleaning chemicals
  4. Electric power tools
  5. Ladders including extension ladder (up to 30’)
  6. Recovery Unit
  7. Pressure washer

Education and Technical Requirements

  • Minimum of 3 years’ experience in commercial HVAC service and repairs.
  • High school graduate or GED.
  • Universal CFC certification required.
  • Must possess and maintain a valid driver’s license.
